- Houses designed for modular construction as baseline.

Community
- Common House Common House consists of two buildings (quiet and noisy).
- Build the Common House along with infrastructure.
- Neighborhood access to the playing fields.
Diversity
- Site Design / Infrastructure Division of site into two 'neighborhoods' for phasing of building process and scale.
- Neighborhood will consist of attached townhouses, stacked houses, and detached houses.
- Houses sizes will range from 600 sq. ft to 1460 sq. ft.
- Detached houses have the opportunity for individual design larger than 1460 sq. ft.

- Carrboro Regulations 35' maximum height of houses / Common House.
